We are planning to sell our house this Summer. Knowing that the
sellers market is tough, do you have any tips on how we can stage our home
properly? Your goal in properly staging your home is twofold: to sell quickly, and
to sell for a fair price. To achieve these goals, you must present it in
such a way that justifies your asking price in your buyers’ minds.
First, concentrate on your curb appeal. It takes only minutes or less to
form an impression; some buyers will have their minds made up before they
even get out of their car. You must ensure that they walk in your door with
an open mind. Some things to take care of are: power-wash dirty siding;
clean porches and steps; repaint weathered front doors and trim; ensure all
outdoor lighting is in good working order; shovel walkways; remove or trim
back any dead plants and flowers; and always display some type of seasonal
decoration at the front entrance, whether that be a wreath on your door,
potted plants, flowers or greenery, or other outdoor decor items.
Inside your foyer make the buyer feel welcome as if they are coming home.
Make sure all clutter is removed; shoes and coats stored away neatly in the
closet; and bright lighting. Mirrors help to expand the space, making it
feel more open, as well as help the buyer to quite literally, “see”
themselves in your home. If you have a console table, this is an excellent
place to display a vase of fresh flowers or a flowering plant, creating a
beautiful focal point for people coming in the door.
Focus on cleaning and decluttering, above all else. A multitude of design
sins can be forgiven in a home that is sparking clean and feels spacious.
Only display a few tasteful decor items for effect. Bare surfaces not only
look more modern, but are easier to keep clean on short notice; one quick
wipe with a duster and you are ready to show.
Lastly, depersonalize the space by removing family photos, degrees and
diplomas, any large collections, and any religious icons. Buyers’ attention
should be on imagining themselves living in the home, not on who already
lives there.
Proper preparation shows that you are offering something valuable, and will
help create a sense of urgency in your buyers that they won’t want to let
this one “get away”.
