I am building a new home. There are a lot of decisions to be made in such a short period. Do you have any suggestions?

Building a new home can be over-whelming. Decisions start from exterior finishings to flooring, to cabinetry and countertops, paint colours and, in some cases, even the details on the millwork, to name only a few. Most builders want the most minute details decided upon before a contract is even negotiated.

Once you have decided on your builder, the location and your house plan, having the assistance of a designer/ decorator might be the best money you spend in the process. You will have to live with many of the decisions you make for your life in this home. Some builders do have design centres with experienced staff and decorators to help with many of these decisions, but doing your own research and bringing your own designer to these meetings can be beneficial as well.

In my opinion, the most important interior decisions revolve around flooring because flooring is expensive to change and truly impacts your everyday life. The same applies to decisions around your kitchen cabinetry and counter top options. From a practical side, neutral colours give you the most flexibility when it comes to decorating. It is much cheaper to change a paint colour down the road, than it is to change from a blue carpet to a tan one.

Be aware of trends verses classics. Make choices with the awareness that you will have to live with these options for 5 to 10 years. Doing some research on the direction of trends will definitely be an asset to the process. Builders typically have a limited number of choices available (for some aspects of the home) as to set initial sales prices. They will also have a dollar allowance in areas such as lighting and appliances that can be added by the purchaser. Knowing and seeing samples of the minimum the builder is offering in your price range is always beneficial.

The developer may also have options available for many upgrades. Be aware that many model homes have a lot of upgrades to inspire you to buy, however you might be shocked at their dollar value. Going over all the costs in detail and in some cases having a savvy professional with you while making these many decisions can help you make the most of the minimum allowance and guide you toward upgrades that give you the most bang for your buck. Enjoy the process and be precise with every decision.
